There is a "myth," that if you buy a new construction home without a realtor representing you, that you will get a lower price because builders don't have to pay a commission to the realtor.  

Builders already have a sales commission built into their sales price.  The sales person in the model home will make a commission on the sale whether or not you are represented by a Realtor.  They are happy to work with Realtors and even invite us to their open houses for us to get to know their new homes and subdivisions. They also work for the builder, not the buyer and they are not required to hold a valid Texas Real Estate license.  You have the right to be properly represented in the sales transaction by your Realtor. 

As your buyer's agent I can get information pertaining to the surrounding areas that you should know about, and probably won't hear from the sales office.  If you pre-view a new home while you are driving around and decide to stop, always put your Realtor's name on the sign-in form, and let him or her properly represent you. 

If you see something you like, get the name of the subdivision or location and let me go there first to preview the property and meet with the builder's representative to check for any Realtor's special they may be offering.

Builders have engineers on staff for regular construction inspections and the local city inspectors perform their inspections, but it is also recommended that you hire a private inspector to make periodic inspections "during" the construction process to insure the quality built home that you expect.  Real estate inspectors can't see behind finished walls, so the construction inspections are very important!  The Texas State Licensed real estate inspectors that you hire can do this and will represent you, not the builder.
